Who We Are
Anna began her career in Property Management in 2006 managing residential, student housing, office and industrial properties for Riverton Community Housing and RFC Real Estate Advisors, Inc. While at RFC, she managed properties throughout the Twin Cities in Minnesota. Her depth of knowledge in property management across all real estate property types is an invaluable asset to her clients and is key to the success of her properties.
In 2020 Anna joined HPI as a Senior Property Manager. Along with her associate director, she is responsible for managing all aspects of property management including marketing, operations, financial needs, etc.
Anna has had the pleasure of working with notable institutional clients such as Invesco, Crow Holdings, Harbert Management Company and Deutsche Bank RREEF. Some of her notable properties include Legacy West and The Shops at Legacy (Plano, TX), Lewisville Towne Crossing (Lewisville, TX), Highlands Ranch Shopping Center (Flower Mound, TX), and Royal MacArthur Retail Center (Las Colinas, TX).
Anna has her Certified Property Manager designation from IREM as well as her Texas Real Estate License. She is active in the industry as a member of the Institute of Real Estate Management’s Dallas Chapter. In her free time Anna enjoys exploring Texas, traveling and spending time with family, she resides in Carrollton with her son, Brady, and two dogs Daisy and Delilah.
Ben joined HPI’s Dallas leasing team in 2018. With a sole focus on office assets, Ben serves as Vice President for HPI’s Dallas portfolio and third party clients, ranging from institutional investors to local property owners. Prior to joining HPI, Ben played professional golf in the United States and South Africa, where he is originally from. Ben is actively involved in the community, serves on the board of Viola’s House and is a member of TREC and NTCAR organizations. Ben graduated with a BBA Finance degree from Henderson State University where he earned a golf scholarship. He resides in Dallas with his wife Megan, and their son Max.
Leslie Moreno joined HPI in 2020. She currently manages The Tennyson in Plano, TX and has been an integral part in repositioning the assignment on behalf of Spear Street Capital. Leslie provides a full range of property management services with a focus on tenant and client relations. She is responsible for the day-to-day management and operations, financial reporting, tenant, and vendor management. Leslie displays a hands-on management style with a strong commitment to tenant retention, creative thinking, and exceptional customer service. Leslie is an active member of BOMA Dallas and is currently pursuing her RPA® designation.
Scott joined HPI as Director of Acquisitions in 2022 to originate investment opportunities on behalf of the firm. His focus extends to office, industrial, multifamily, retail, hotel, self-storage and senior living assets and includes the pursuit of ground-up development opportunities, commercial building acquisitions and land acquisitions. Prior to HPI, Scott spent many years in the real estate business working primarily in office agency leasing, executing more than 1 million square feet of lease transactions on behalf of clients. Scott graduated from TCU with a B.S. in Political Science and a B.A. in Geology. He is a board member of the Commercial Broker’s Association of Austin.
Runi graduated from The University of Texas at Austin with a Bachelor’s of Science degree in Civil Engineering and a Master’s of Science degree in Construction Engineering & Project Management. She joined HPI in 2016 to focus on ground-up construction, primarily in Central Texas. Runi serves as the Owner’s Representative on industrial, office, and senior living construction projects varying in size from $2M – $100M. She collaborates with contractors, design professionals, city officials, utilities, legal personnel, property managers, and many other project team members from feasibility through design and permitting, construction, and closeout. Prior to joining HPI, Runi was Senior Construction Manager for Hanger Clinic, the nation’s leading provider of prosthetic limbs and orthotic devices, managing all aspects of construction for the 800+ national portfolio.
Madison joined HPI in June 2023, leading the strategic marketing efforts for the Dallas market. In this role, Madison drives the development, design, and execution of marketing deliverables and presentations, thought leadership content, email, and social media marketing. She brings 5 years of marketing experience, including extensive brand strategy, content creation, and digital marketing. Prior to joining HPI, Madison graduated from Texas Tech University in 2015 and has since worked for a digital marketing agency and in residential real estate.
As the Strategic Investments Partner, Jon is primarily focused on creating partnerships with other sponsors in self-storage and seniors housing. Prior to joining HPI, Jon worked for Prudential Mortgage Capital Company and Hawkeye Partners. Jon spent 12 years at Hawkeye Partners conducting platform sourcing and due diligence for fund investments that totaled over $1.3 Billion in equity. His role included investment sourcing, management team diligence, existing portfolio analysis, implementation of policies and procedures, monitoring investment guidelines and limitations, acquisition oversight and strategy implementation. Jon received his BBA Finance degree from Baylor University and was a letterman on the football team.
Stan is the Investment Partner for HPI Tenant Advisors. In this role, Stan as been directly involved in major projects including Dell Computer Corporation’s World Headquarters and Campus, Tokyo Electron America’s Headquarters and Campus, and the Lower Colorado River Authority’s Campus. Prior to joining HPI in 2011, Stan was an accomplished executive at Trammell Crow. In January 1999, Stan became President of Trammell Crow Central Texas. Stan’s responsibilities ultimately included overseeing a staff of 180 people that encompassed all product lines including brokerage, development, property management, accounting, and human resources that oversaw the management and leasing portfolio of over 6 million square feet. During his tenure he developed nearly $600Million in commercial projects and completed almost $400 Million in acquisitions and dispositions. Stan is a member of Young President’s Organization Austin where he continues to pursue educational experiences and build on his international connections.
Michelle Ford is a Certified Property Manager with 22 years commercial property management experience. She is a team-oriented manager and is recognized for her exceptional customer service skills and ability to identify the needs of our tenants and clients, including institutional and individual owners. Since joining HPI in 2003, Michelle has managed up to one million square feet portfolio of office, retail and industrial projects. In addition to managing her portfolio, she takes a lead role in the global training and development of internal processes, such as operating budgets and tenant escrow reconciliations.
Daniel joined HPI in 2008 and brings over 15 years property management experience to the HPI team. He is currently responsible for managing 1.5 million square feet of commercial industrial product throughout Austin. Daniel is responsible for the daily operations, financial reporting, variance explanations, preparation of budgets, year-end reconciliations, and small tenant finish construction projects. His primary goal is tenant retention and maximizing asset value for property owners. Daniel is a licensed real estate professional in the state of Texas and also holds the Certified Property Manager designation from the Institute of Real Estate Management. He is an active member in IREM Austin chapter.
Since joining HPI in 2013, Kathleen has risen as one of HPI’s Associate Directors with over 20 years of commercial property management experience. Today, Kathleen manages The Summit at Lantana, an institutionally-owned, 818,000 square foot world-class office campus with high-end campus services. Kathleen’s team-oriented management style is recognized for setting high-standards for exceptional customer service and the expectation to not only meet, but exceed the needs of our tenants and clients. In 2017, through her leadership, Kathleen and her team won BOMA International’s “The Outstanding Building of the Year” (TOBY) Award for their excellence in management of The Summit at Lantana campus. The TOBY Awards are the commercial real estate industry’s highest recognition honoring excellence in commercial building management and operations.
Erin joined HPI in 2021 with 20 years of commercial real estate experience. Her experience in real estate began with managing value add properties and overseeing property refinancing for a real estate owner and investor. Over the years, she has gained experience managing various commercial property types, including retail, mixed-use, office, and industrial, most of which has been 3rd party management assignments. Past clients include Principal Life Insurance and Zurich Insurance Group. Her current portfolio with HPI consists of twenty industrial buildings totaling 1.5 MM SF. Additionally, she is a member of BOMA and is actively involved in industry organizations.
Crystal Hacker joined HPI in March 2020 and currently serves as the Director of Property Management in Dallas. Crystal brings over 19 years of property management experience. She currently manages a 5.9 million square feet portfolio and a team of 40 property management professionals. Leveraging her leadership abilities and experience, she provides operations, process, management, accounting, and strategy input, as well as mentorship across the organization. Prior to joining HPI, she was the Senior Vice President of Property Management with JLL. Crystal resides in Frisco with her husband Clint, and their daughter Kate and their son Ashton.
Originally from New Braunfels, TX, Geoff attended Texas A&M University on a football scholarship. After a strong college career, Geoff was drafted by the Carolina Panthers in the 2005 NFL Draft, and played 9 seasons with both the Panthers and the Buffalo Bills. Geoff retired from the NFL in 2014, moved back to his home state of Texas, and joined HPI Tenant Advisors, bringing his competitive spirit to the commercial real estate world. Since joining HPI, Geoff has quickly become an expert on the Austin office and industrial markets. His positive attitude and strong work ethic have made him a well respected broker across the market and a staple of our HPITA team.
Geoff is actively involved in the Commercial Brokers Association of Austin, CASA of Travis Country, Riverbend Church, and The Association of Former Students of Texas A&M University.
Crystal Heyns joined HPI in 2018, bringing property management experience in office, retail, mixed-use, and industrial assets. She is responsible for the day-to-day management and operations, financial reporting, vendor management, budgets, annual reconciliations, tenant construction oversight, managing capital improvements while focusing on tenant/client relations. She is currently bringing on HPI’s newly developed industrial buildings at Crossroads Logistic Center. She is a member of the Institute of Real Estate Management and is a licensed real estate salesperson in the state of Texas.
Richard Hill is a founding partner of HPI and is its most experienced developer. Building on more than a decade of experience helping lead Trammell Crow Company through the ‘80s, Richard co-founded HPI in 1992 with two other rising executives. With Richard’s leadership, HPI has grown from a four-person development firm to a full-service real estate firm with over 150 employees; offices in Austin, Dallas, and San Antonio; and an active portfolio of over 15 million square feet of office, industrial, and retail product. In those twenty-five years, Richard and his partners have overseen over $3 billion in office and industrial development in Central Texas. Add $700 million in office and industrial development during his time at Trammell Crow, plus $600 million in retail development and $200 million in multifamily development with HPI – Richard has been directly involved in developing commercial product with a combined asset value of more than $4.5 billion. During his twelve years at Trammell Crow, Richard served on the company’s national audit and recruiting committee and acted as the divisional partner in charge of the office and industrial divisions at the Austin office as well as the industrial division in San Antonio.
Caroline joined HPI’s Dallas leasing team in March 2024. With a sole focus on office assets, she serves as a Leasing Associate for HPI’s Dallas portfolio and third-party clients. Prior to joining HPI, Caroline worked at Holt Lunsford Commercial in their Dallas Office Leasing division as a Market Analyst for two years. Caroline was born and raised in Atlanta, Georgia, and graduated from Florida State University with a degree in Finance. Caroline is an active member of TREC and NTCAR organizations.
As the Office Partner, Sam Houston leads all office development and investment for HPI. Sam helped grow HPI’s office portfolio from 2 people and 30,000 SF in 1995 – to overseeing a management and leasing team of 90 people, with an active portfolio of over 5 Million square feet of institutionally and privately-owned office assets across Austin, Dallas, and San Antonio. Sam has been directly involved in developments, acquisitions, and dispositions of office projects with a total asset-value of almost $1 Billion. Sam has overseen the development of over 3 Million square feet of office projects, including Barton Oaks Plaza III & IV, San Clemente at Davenport, and the most recent Domain Tower. Prior to joining HPI in 1995, Sam served as project leasing director for Charter Companies in Austin. For more than 4 years he worked as a leasing agent for Capital Associates in Raleigh, N.C. and was a broker at Cushman & Wakefield’s Raleigh office from 1987 to 1989.
Garrett joined HPI’s Dallas leasing team in March 2023. As an analyst, Garrett plays a pivotal role assisting the team with market research, leasing proposals, and conducting tours. A Dallas native, Garrett attended The Episcopal School of Dallas before furthering his academic career at Auburn University where he graduated in 2022 with a Degree in Finance. Prior to joining HPI, Garrett interned at Avison Young Industrial Tenant Rep. Outside of work, he enjoys outdoor activities such as hunting and fishing, and he’s an avid supporter of the Auburn Tigers and the Dallas Cowboys. Garrett is an active member of TREC and NTCAR organizations.
